CMA vs. Appraisal: What’s the Difference?

Both can help you understand a home’s value. But a comparative market analysis and a professional appraisal are not the same thing—and they serve different purposes.

Comparative Market Analysis (CMA)

Prepared by: A real estate professional.

Main use: Estimate a reasonable sale-price range and develop a listing strategy based on comparable homes, active competition and the local market.

When: Before listing, deciding whether to sell, or reviewing a pricing strategy.

Important: A CMA is not a licensed appraisal or an assurance of sale price.

Professional Appraisal

Prepared by: A qualified, appropriately licensed or certified appraiser.

Main use: Provide an independent opinion of value for a specified purpose, often mortgage lending.

When: A lender requires one, or for other valuation purposes such as certain estate or legal matters.

Important: The valuation and lender’s requirements may differ from a seller’s asking price.

Question CMA Appraisal
Who prepares it? Real estate agent/broker Qualified appraiser
Primary question What might this home sell for in this market? What is its appraised value for the assignment?
Used for a mortgage? Does not replace lender’s required valuation Often ordered or accepted by lender, subject to loan rules
Cost May be free; I offer a free market review Typically has a fee; varies by scope/location

How do I prepare a CMA?

I look at recent closed sales, similar homes currently for sale, pending listings when useful, property features, condition and current buyer competition. A Pottsville row home and a detached Schuylkill Haven home may tell very different stories—even at a similar square footage. So can a Cape Coral canal home and an inland Southwest Florida property.

Common questions about CMAs and appraisals

Is a free CMA the same as a free appraisal?

No. My free comparative market review is an agent’s estimate based on market evidence. It is not a professional appraisal, and it should not be represented as one.

Can I use a CMA instead of an appraisal when getting a mortgage?

Generally, no. A mortgage lender determines which valuation is required or permitted for the loan. A CMA from a real estate agent does not automatically satisfy that requirement.

What happens if a house appraises below the agreed purchase price?

The lender may base its loan calculation on the lower appraised amount. Buyers and sellers may need to renegotiate, the buyer may need additional funds, or contract contingencies may come into play. The choices depend on the contract and the lender—never assume the deal automatically cancels.

Is a Zillow or other online estimate a CMA?

No. Automated online estimates may be useful starting points, but they can miss condition, unusual features and recent local changes. A CMA involves selecting and interpreting relevant comparables.

Will a CMA tell me exactly what my home will sell for?

No. It provides a supported price range and strategy. The final price depends on buyers, marketing, condition, financing, negotiations and market conditions at the time.

Do I need a CMA before selling an inherited home?

It can help with listing decisions and understanding the local market. If an estate, tax or court matter requires a formal valuation, ask the appropriate attorney or tax professional whether a qualified appraisal is needed.

Who determines the listing price?

You, as the seller, decide on the asking price in consultation with your real estate professional. A well-supported CMA helps make that decision informed.
