How Does a Real Estate Agent Determine Your Home’s Value?
Your home’s value is not calculated by pulling one estimate from a website or multiplying square footage by a fixed price. A real estate agent combines recent sales, current competition, your property’s specific features and today’s buyer demand to recommend a realistic price range.
Step 1: Learn about your home
The process begins with basic facts: address, property type, finished living area, number of bedrooms and bathrooms, age, lot size, parking, utilities and improvements. The agent also asks about known repairs, maintenance, renovations, additions and whether the home will be sold as-is. Public records and MLS details may not tell the full story.
Step 2: Look closely at the location
Location matters, even between nearby streets. An agent considers the neighborhood, access, property types and the way buyers respond to that part of the market. A Pottsville row home should not automatically be priced like a detached home in Schuylkill Haven. Likewise, a Cape Coral canal property has different comparisons from an inland home.
Step 3: Review recent closed sales
Recent sold properties are a foundation because they show prices that buyers and sellers agreed upon and successfully closed. The best comparisons usually have similar locations, layouts, sizes and conditions. An agent notes how long ago they sold and whether market conditions have changed.
Step 4: Check homes currently listed and under contract
Active listings tell us what buyers could choose instead of your home. Pending properties indicate recent market activity, though their final sales prices may not yet be known. If similar homes are sitting unsold or reducing prices, that matters for your strategy.
Step 5: Evaluate condition and features
A renovated kitchen, a roof near the end of its useful life, an attached garage, unfinished space, a large lot, or needed repairs can influence what buyers are willing to offer. Agents compare these features with the available comparable sales rather than treating every improvement as returning its full cost.
Step 6: Prepare a comparative market analysis (CMA)
The agent organizes the relevant sold, pending and active properties and explains the differences. A comparative market analysis (CMA) helps develop a supported asking-price range. It is an agent’s market-pricing analysis, not a licensed appraisal.
Step 7: Match the pricing strategy to your goals
Two owners of similar homes may choose different strategies. One may prioritize a quick, as-is sale; another may have time to prepare, photograph and market the property. A suggested listing price should balance market evidence, timeline, repairs, competing listings and likely buyer objections.
What about Zillow or other online value estimates?
Automated estimates can be a useful starting reference. However, computer models may miss recent repairs, atypical layouts, unrecorded updates or very local price differences. An agent can explain why a human review of comparable homes leads to a different range.
What is the difference between market value and net proceeds?
A home might sell for a certain price, but the seller does not necessarily receive that full amount. Your mortgage payoff, negotiated commissions, title and settlement charges, taxes, buyer concessions and other expenses affect your net. After discussing likely sale price, try the home sale net proceeds calculator to begin planning.
