What Is a Comparative Market Analysis (CMA) in Real Estate?

A comparative market analysis—usually called a CMA—is a real estate agent’s evidence-based review of similar properties to help a homeowner understand a reasonable listing-price range. If you’re thinking about selling a house in Pennsylvania or Florida, a CMA is one of the most useful first steps.

What does CMA mean?

“Comparative” means the agent compares your home with other homes. “Market” means the price discussion is grounded in what buyers are doing locally today. “Analysis” means the agent interprets the data rather than copying one number from an online estimate.

What homes are used in a CMA?

An agent typically reviews three kinds of properties:

  • Recently sold homes: show prices buyers actually paid, although the market may have changed since the sale.
  • Pending or under-contract homes: offer clues about current buyer activity, although the final accepted price may not be public yet.
  • Active listings: reveal your competition and what current sellers are asking, not necessarily what buyers will pay.

How are comparable homes chosen?

The agent looks for homes with meaningful similarities in location, property type, size, bedroom and bathroom count, lot, age, style, condition, upgrades and special features. In Schuylkill County, for example, two similarly sized properties can attract very different buyers if one is a detached house with off-street parking and the other is an attached row home. In Southwest Florida, flood-zone considerations, insurance costs and condominium or HOA rules may affect how buyers view a property.

What adjustments does an agent make?

Few homes are identical. The agent weighs differences—finished living space, garage, condition, recent remodeling, views, usable acreage or amenities—along with the timing of the sales. A more recent, more similar comp may matter more than an older, less comparable sale. Adjustments require judgment; they are not a universal price-per-square-foot formula.

Is a CMA the same as an appraisal?

No. A CMA is a market-based pricing tool prepared by an agent. A formal appraisal is a different service typically performed by a licensed or certified appraiser for lending or another defined purpose. A CMA does not replace a lender-required appraisal or determine tax assessment.

Does a CMA guarantee what my home will sell for?

No. It helps you set a strategy, but the final sale depends on buyers, property condition, financing, marketing, negotiations and the market at the time. An agent should explain the range and reasons for the suggested price, rather than promise a number.

What happens after I know the suggested value?

With a likely pricing range, you can evaluate what a sale might leave you after the mortgage payoff, settlement expenses, applicable transfer taxes, negotiated brokerage compensation and other costs. That is exactly where a seller net sheet estimate comes in.
