Real estate news update | October 20, 2026 | KennethHoffmaster.com

Quick take: Bankrate’s October 20 mortgage survey lists a 7.56% national 30-year fixed average. Here is how borrowers in PA and Southwest Florida can plan.

The latest daily mortgage snapshot

Bankrate’s national rate table displayed a 7.56% average interest rate and 7.63% APR for a 30-year fixed mortgage at 6:30 a.m. Eastern on October 20, 2026. The same table showed an average 6.87% interest rate and 6.98% APR for a 15-year fixed loan. These are survey averages, not guaranteed quotes. Individual offers depend on credit, down payment, points, loan type, occupancy and the property.

What this means for the monthly budget

At a higher interest rate, two buyers shopping in the same price range can face noticeably different monthly principal-and-interest payments depending on their down payments and loan terms. That payment is only the starting point. Schuylkill County borrowers need realistic estimates for taxes, homeowners insurance, heating and maintenance. Southwest Florida buyers should pay particular attention to insurance, flood exposure, HOA dues and potential assessments.

Make lenders compete on the entire offer

Ask lenders to prepare comparable quotes on the same loan amount, property use, term and rate-lock period. Compare APR, origination charges, discount points, prepaid items and cash to close. A quote with a low advertised rate can be expensive if it requires significant points. A temporary builder-funded rate buydown is also different from a permanently lower note rate.

Waiting is a strategy with tradeoffs

No one can guarantee where borrowing rates will go next week. Buyers who want to move now should focus on payments they can afford today, not a promised future refinance. Sellers should understand that every rate increase can reduce what an otherwise qualified buyer can comfortably bid. Rates can change intraday; check a fresh personalized quote before making a financing decision.
