Home Offices Lead New-Construction Wish Lists: What Southwest Florida and PA Sellers Can Learn

Bright home office with wood desk, chair and green walls illustrating home office demand among new-home buyers

Real estate news update | October 20, 2026 | KennethHoffmaster.com

Quick take: A Homes.com survey highlighted in Florida Realtors’ October 19 news says flexible work and hobby space are priorities for many new-home buyers.

A new report highlights flexible living space

Florida Realtors’ October 19, 2026 roundup cites a Homes.com survey of 3,036 recent and prospective new-construction buyers. Seventy-four percent identified a home office as an important feature. The article also reported interest in hobby rooms among 63% of respondents and playrooms among 60%. Nearly half wanted a second office. The numbers describe survey preferences, not a guarantee that adding an office will raise a particular home’s appraisal or sales price.

Why buyers want rooms that can change purpose

For many households, a quiet work zone now shares importance with traditional amenities such as storage and outdoor space. An extra bedroom might function as an office, guest room or schoolwork area. A flexible loft could serve as a hobby room today and something else later. The challenge for sellers is showing possibilities while accurately representing the room’s permitted use, privacy, lighting and available outlets.

How sellers can present an existing space

In Pottsville-area homes, a compact room with a desk, clean walls and good task lighting may photograph more clearly than a cluttered catchall space. Buyers touring larger Berks County homes may appreciate knowing where a second workstation could fit. Sellers should not advertise a room as a legal bedroom without verifying its actual characteristics and applicable requirements. Simple staging often communicates versatility more effectively than a costly renovation done without local market evidence.

What buyers should look for in Southwest Florida

Around Fort Myers, Cape Coral and Estero, a prospective home office should be evaluated for internet service, cooling, noise, windows and whether the floor plan provides privacy during work hours. In condos, check association rules that may affect certain activities or property alterations. The survey suggests flexible rooms are a meaningful marketing conversation, but price and other ownership costs remain part of the decision. As always, compare the entire property—not only a trend-driven feature.
